The Challenge

The cabin was generating bookings, but it was underperforming as both a rental and an investment. Annual revenue was approximately $81,720 at 62% occupancy, while recurring guest-related problems were increasing repair and turnover costs. The owner had dealt with a guest becoming intoxicated and flooding the primary bathroom, resulting in approximately $1,500 in flooring repairs. Pool cues were repeatedly broken at roughly $40 per replacement, the grill and property were frequently left excessively dirty, and guest-related repairs were averaging close to $250 per month. The listing carried a 4.72 guest rating.

The goal was not simply more reservations. It was to increase the value of each stay while protecting the asset.

The Coast to Cabin Strategy

Reposition the Property

The listing team analyzed the Blue Ridge market and the property’s competitive positioning. The analysis identified amenity and presentation opportunities, including adding a sauna and redesigning and refreshing the game room. The objective was to strengthen the guest value proposition rather than rely on discounting to fill the calendar.

Revenue management adapted pricing and availability to Blue Ridge demand and focused on the property’s most profitable booking windows. Rather than chasing occupancy at any price, the strategy sought to capture stronger rates while increasing demand.

Occupancy increased from 62% to 82% while estimated ADR increased from approximately $361 to $454. Together, those improvements drove annual revenue from $81,720 to $135,960 — an increase of $54,240, or 66.4%.

The bookkeeping team identified recurring repair and turnover expenses that were eroding the owner’s return. Guest-related repairs were averaging approximately $250 per month, in addition to larger incidents such as the $1,500 bathroom flooring repair. This shifted the focus from gross bookings alone to the quality and profitability of each stay.

Operations implemented a more structured guest-verification and property-protection process. Guests were required to complete selfie and ID verification and satisfy the applicable security-deposit or non-refundable damage-protection/insurance requirement. This established a stronger standard before guests entered the property.

Alongside improved positioning and operations, the property moved from a 4.72 rating to a 5.0 rating and is now designated Top 1% of homes in Blue Ridge.
